Following the site survey, a comprehensive report is provided to document the findings and present recommendations for maintenance, repair or replacement as needed.

Lighting Solutions

Energy Policy Act of 2005 (EPAct) • 179D Tax Deduction

Eligible buildings that meet the 50% energy efficiency can achieve up to $1.80 per square foot. Partial deductions can also be achieved separately through lighting, HVAC, and building envelope components for $0.60 per square foot. If two or three components qualify on their own, then $1.20 per square foot can be achieved. 

State & Utility Rebates

States, local governments and local utilities can offer rebates up to 75% of the cost of your energy efficient fixtures. EDSS will research these programs and opportunities in your area for eligibility, and file the necessary paperwork for you.

Cost Segregation & IRS Related Services

A Cost Segregation Study is an IRS Approved method of reclassifying both the components and improvements of a commercial building from real property to personal property.

Repair & Maintenance 263(a)

The purpose of a Repair and Maintenance 263(a) Study is to analyze the taxpayer's business operations, determine the appropriate “Units of Property” for the purpose of capitalization and depreciation and identify routine repair and maintenance expenditures for the next 30 years.
